Staging Consultation Checklist
Or, “A stager is coming to my house - what should I do!?”
Do’s and Don’ts
• Don’t pack too much (don’t empty bookshelves). Not packing anything is okay, too! It’s better to have a staging consult too early than too late.
• Don’t be nervous! This is a collaborative effort. We are simply here to help you go from a home owner to a home seller.
• Do pack up personal photos and anything you would normally put away before guests arrive (if time allows).
• Do try to minimize distractions during the walkthrough. This can apply to anything - pets, kids, or Zoom calls!
• Do be open to new ideas, keeping in mind that decorating is very different from staging.
• Don’t be afraid to ask questions and offer alternative strategies. We give you “best case” ideas, but we do understand you still have to live there!
What to Expect from Us
• A room-by-room list of things to change, remove, and rearrange. This can be overwhelming, so – we will also help you prioritize.
• A fresh perspective – we’ll walk through your home as a buyer would - once to take notes, and a second pass with you to discuss the ideas.
• Creative solutions – we’ll start with the no-cost ideas and then discuss if any purchases would be helpful.
• About 2 hours of total time (1 hour of discussion). We will review every item in the house with one question: will this HELP sell the house or not?
• Additional help - we’re happy to answer follow-up questions via text or email.
• We can also provide hands-on staging services before pictures, upon request.
• No judgement! Every home benefits from a staging consultation. How you LIVE in your home is different from how you SELL a house.
The primary goal is to sell your home quickly, AND for the highest price possible.
Most recommended changes only take a bit of time to implement and don’t cost a thing!
On average, staged homes sell for 5-6% more than un-staged homes (in a typical / balanced market).
