services

§    1-2 hour consultation with report

During the consultation, we review the exterior and interior features of a home through a buyer's eyes.  Anything that could stand out as a "red flag" for a buyer will be noted along with suggestions on how to maximize the best features of the home.

§    Staging of 1-2 high-value rooms

Staging involves rearranging rooms and using what you already own to highlight features like a fireplace or a great view.  Depending on the layout of the home, sometimes only a partial staging is necessary.  The first impression is very important, and certain rooms are more important to buyers than others.  This is a great option for those on a budget, yet still greatly improves the buyer's perception of the home's value.

§    Whole house staging

We recommend this option for smaller homes and those in neighborhoods that have a number of similar homes for sale.  Staging an entire home will help it stand out positively in a buyer's mind.  It will help them imagine themselves in the space easily which can lead to a faster offer.

§    Vacant property staging

New or vacant homes can often be confusing for buyers who have trouble envisioning their belongings in the space.  We can create a model home using purchased or rental furniture, and unique, up-to-date accessories that will help add visual interest and enhance the architectural features.

If required, the above services can include personal shopping for furniture, decorations

or organizing items, for an additional fee.

Text Box: Why Does Staging Make a Difference?

It creates a positive first impression.

It helps buyers envision themselves in the home.

It helps obtain the best possible selling price.

A staged home will stand out from other homes in the same price range.

Text Box: You never get a second chance to make a
first impression.

In the Denver area, most homes sell in about 90 days - Abundantly Clear staged homes sell, on average, in 25 days - many in as little as one week!*

Staging Tip: Are your collections an asset to your home - or a liability?  If it feels like an antique store, you may want to pack a few things away and just use your favorites.

Remember - you are selling your house - not your things!

*Given market factors, and others beyond the control of a stager, this statement is in no way a guarantee of future results.

According to the National Association of Realtors, for every dollar sellers put into staging, the sellers get $4.00 back. The average increase over the listing price is 6.32%, enough to cover your realtor fees.
